Recognizing the threat that foreclosure rates pose to our neighborhoods, LA NHS began an aggressive focus on homeownership preservation in 2003. LA NHS felt compelled to establish an immediate and sustainable solution to apply appropriate strategies for dealing with foreclosures and homeownership preservation….the Los Angeles County NeighborWorks® Center for Foreclosure Solutions has been established to help families who face losing their homes. LA NHS is dedicated to providing a soft landing for these families during this difficult time.
Homeownership Preservation Task Force (HOPT)
The Homeownership Preservation Task Force is comprised of organizations and groups working together to find solutions to the growing problem of foreclosures. This includes:
- HUD Housing Counseling partners and Legal Assistance partners;
- Faith-Based and Workforce Initiatives;
- Relocation Working Group.
Regional HUD Housing Counselors and Legal Assistance Partners
- A network of local HUD certified housing agencies which provide counseling and ongoing support to families facing foreclosures; these counselors are available to assess your mortgage situation and assist you in getting an affordable refinance, loan modification, short sale, forbearance agreement, or relocation assistance;
- Legal Assistance Partners comprised of local public interest attorney groups ready to assist families who have been the victims of predatory or real estate fraud;
- Mortgage lenders, financial institutions and local real estate professionals offering real solutions to mortgage difficulties.
In October 2009, NeighborWorks® America is initiating the launch of their national public education campaign to combat loan modification scams. NeighborWorks® America staff and legal service providers will educate homeowners about the various loan modification scams that exist and help them file a complaint if they feel like they have fallen victim to loan modification fraud. Faith-Based and Work Force Initiative
The Faith-Based Initiative aims at reaching parishioners within the faith-based community who may be at risk of foreclosure or home delinquency.
The Workforce Initiative reaches employers within Los Angeles County who may have employees who desire to become homeowners or employees who may be at risk of foreclosure or home loan delinquency.
Relocation Working Group
The Center for Foreclosure Solutions partners with apartment owners associations to assist families that have gone through a foreclosure and are in need of housing. The relocation group assists families to find, qualify and transition into a rental property. Click here to email us about our relocation services.

How to Avoid Foreclosure Rescue Scam
Home Preservation Clinics and Fairs
LA NHS hosts foreclosure prevention clinics each week at one of our Homeownership Centers. We along with our Center partners also host foreclosure prevention fairs once a month throughout Los Angeles County. The fairs provide an effective way to serve large numbers of distressed borrowers and offer the opportunity for some of them to meet onsite directly with their lender. The fairs are held in large community meeting places so that a range of families feel comfortable. During the fairs, LA NHS counselors and partner counseling agencies perform group and individual intakes with families, helping them to analyze the situation that they are in.
Financial institutions are a crucial part of the success of our fairs. Banks and loan servicers deploy special loss mitigation teams to our fairs. Some of these institutions are able to provide loan modifications for families on the spot. Some of the financial institutions that we work with include Washington Mutual, Wells Fargo, IndyMac, and Countrywide.
The Center for Foreclosure Solutions conducts an aggressive outreach campaign to reach distressed borrowers including partnering with lenders/servicers and mailing fair information to families who have received a recent Notice of Default.
